If you are dealing with a broker, remember that a broker only gets paid if a sale goes through. So if they refer you to surveyor that they "recommend" how likely is that surveyor to do a soft versus a hard survey? This is why the majority of my clients find me directly, and avoid broker referrals. Frankly I prefer it that way.
